Recommendation, Proposal, and Plan for HOA Dissolution

The Board of Directors recommends dissolution of the Association for the following reasons:

  1. No Remaining Responsibilities

    • The lake is owned and maintained by the lake owners.

    • Roads are maintained by the Public Improvement District (PID).

    • The Association owns no common property.


  1. No Enforcement Authority

    • The Association may only recommend compliance with Larimer County laws.

    • Enforcement authority rests solely with Larimer County.


  1. No Benefit to Continued Existence

    • Mandatory dues no longer provide a corresponding benefit to lot owners.

    • The Association’s existence creates an administrative burden without a functional purpose.


  1. Legal Compliance

    • Dissolution complies with the Declaration and the Colorado Revised Nonprofit Corporation Act.

For these reasons, the Board unanimously recommends termination of the Covenants and dissolution of the Association.
